These terms cover your use of jakerooker.com. Using the site means you accept them.

What this site is

This is the website of Jake Rooker, a mortgage loan originator (NMLS 2173892) originating loans through Bond Home Loans, LLC (NMLS 2750499), an Arizona Mortgage Broker licensed by the Arizona Department of Financial Institutions (MB-2011528).

Nothing here is an offer of credit

The guides, calculators, examples and figures on this site are educational. They are not an advertisement for credit, an offer to lend, a commitment to make a loan, or a rate quote. All financing is subject to credit approval, income and asset verification, appraisal and underwriting. Not all applicants qualify. Rates, programs and terms change without notice and may not be available in every state.

Any worked example on this site is a hypothetical illustration using stated assumptions. Your actual rate, payment and closing costs will differ. Only a written loan estimate reflects terms actually available to you.

Calculators and estimates

The calculators return estimates from the numbers you enter. They do not know your credit profile, the property, your program's mortgage insurance, your property taxes, or your homeowner's insurance unless you supply them. Treat the output as a rough planning figure, not a quote.

Accuracy and currency

Loan program figures such as contribution limits, loan limits and credit thresholds change, sometimes annually. This site cites the source and the year for figures where they appear, and they are reviewed periodically. Confirm any figure with your loan officer before relying on it for a decision.

Your account

If you create a borrower portal account, keep your credentials confidential and tell us promptly if you believe your account has been accessed by someone else. Provide accurate information: a mortgage application containing statements you know to be false is a serious matter, and can be a federal crime.

Acceptable use

Do not attempt to access another person's loan file or account, probe or interfere with the site's security, scrape it in a way that degrades service for others, or use it to transmit malware or unlawful content.

Links to other sites

This site links to third-party sources, including government and agency publications. Those sites are not under our control and their content is their own.

Limitation of liability

The site is provided "as is" and "as available," without warranties of any kind to the fullest extent the law allows. To the extent permitted by law, Jake Rooker and Bond Home Loans, LLC are not liable for indirect, incidental or consequential damages arising from use of this site. Some jurisdictions do not allow certain limitations, so some of this may not apply to you. Nothing here limits any obligation that mortgage lending law imposes and does not permit to be waived.

Governing law

These terms are governed by the laws of the State of Arizona, without regard to conflict-of-laws principles.

Changes

These terms may be updated; the effective date above will change when they are. Continued use of the site after a change means you accept the updated terms.
